The fast-growing 1,070-acre community of Light Farms, located in North Texas along the Celina and Prosper border, will soon feature the first homes in the U.S. built by Tradition Homes. North Texas-based Tradition Homes is a new brand launched in 2019 by celebrated homebuilder Bill Darling in partnership with his son-in-law, Zach Schneider. Tradition Homes will initially build 50 homes in the Hawthorne neighborhood of Light Farms, located just north of Prosper High School’s brand-new $48 million stadium.
According to the latest U.S. Census Bureau figures, the populations in North Texas towns Celina and Prosper have more than doubled since 2012, when Light Farms opened as one of the region’s first master-planned communities. Today, a new family moves into Light Farms every other day.
“We looked for communities that offer a strong partnership between homebuilder and master developer and for places that prioritize amenities that can truly set a community apart,” said Bill Darling, chairman at Tradition Homes. “We’re excited to join the elite group of builders at Light Farms.”
Partnering with Republic Property Group, the community developers at Light Farms, is a homecoming of sorts for Darling. Along with his brothers Steve and Bob Darling, he launched Darling Homes in 1987 as a homebuilding company for the Republic Property Group-developed community Stonebridge Ranch in McKinney, Texas. Darling worked for Republic founder Richard Strauss in the 1970s. Both Strauss and Darling would go on to build reputations as premier builders and developers of single-family homes in Texas.

Houses from Tradition Homes will be set on 60-foot lots and range from 2,500 to 4,200 square feet. Tradition Homes will initially offer five floor plans at Light Farms, in multiple architectural styles. A Tradition Homes model home will break ground in August 2019 and will be built in a Transitional style with painted brick. Prices for Tradition Homes homesites in the Celina and Prosper neighborhood will start in the high $400Ks.

Tradition Homes expects to have a model home and multiple spec homes completed and available at Light Farms by year-end 2019.
Light Farms is currently home to more than 3,000 people. Residents enjoy over 200 yearly neighborhood events programmed by a designated lifestyle coordinator. Light Farms features amenities focused on wellness and nature, including a sand beach, a recreational lake, dog parks, camping grounds, miles of hiking and walking trails and more than 240 acres of parks and green space. Homes at Light Farms are zoned for Prosper ISD.
